NCC continues refurbishments for Östersundshem

NCC has been commissioned by Östersundshem to refurbish 192 apartments in central Östersund. The assignment is the single largest refurbishment project in the county in modern times. The project is a turnkey contract in partnering form with an order value of approximately SEK 180 million.

NCC has been commissioned to refurbish a total of eight buildings, both externally and internally. Three years ago, NCC and Östersundshem signed a strategic framework agreement for refurbishment of a total of four properties in Östersund. The first phase included the student apartments in the Monopolet block. Phase two is now commencing, where NCC will renovate 192 apartments in the Hjorten block, which were originally constructed between 1947 and 1950.

“We recently renovated the Monopolet block together with NCC, and we can look forward with confidence to continuing the partnership now that it is time to commence refurbishment of the Hjorten block,” says Per-Anders Strandberg, Project Manager at Östersundshem.

The three-story buildings consist of concrete frames, infill walls, tile roofs on wooden frames, and brick facades, with cellars. NCC will build drainage and heating pipes, new wiring and ventilation, new bathrooms and kitchens, and new surface finishes as well as improving the facades and balconies. Finally, outdoor lighting will be overhauled. In one of the buildings, new studio apartments will be created out of the existing attic space. The residents will move out on a temporary basis, building by building, so that the buildings stand empty during renovation.

The objective is for our work methods to be even more efficient in order to optimize production and results. Above all, we will continue to create beautiful, well-functioning homes to move back to,” says Jaqueline Ewertzh, Project Manager at NCC Building Sweden.

Three years ago, NCC released its refurbishment report containing figures from Statistics Sweden, which showed that a full 85 percent of the residential units built during the Million Programme in Jämtland County – 3,762 residential units – were in need of upgrading. As a result of this project, this number will now shrink by 192 residential units.

The project is a turnkey contract in partnering form with an order value of approximately SEK 180 million, and will be registered among orders in the NCC Building Sweden business area in the second quarter of 2023. The work commenced in the first quarter of 2023, and estimated completion is in the first quarter of 2026.
