NCC to construct Heleneholmsbadet in Malmö
NCC will partner with Malmö Stadsfastigheter to build the new Heleneholmsbadet swim center in Malmö. The assignment is a turnkey partnering contract and the order value is approximately SEK 475 million.

“We look forward to working with NCC on the construction of the new Heleneholmsbadet. The center will meet the Municipality’s significant need for swimming facilities for schools, swimming classes and clubs, thereby promoting vital swimming proficiency,” says Fitore Maliqi, Construction Project Manager at Malmö Stadsfastigheter.
NCC’s contract includes construction of the new Heleneholmsbadet, which will have an annual capacity for 630,000 visitors and feature a 50-meter pool that can be split into two pools. It will also have three smaller pools with adjustable depths to accommodate, for example, swimming lessons and baby swim classes. The new swim center will be an efficient, durable and reliable building with pools made from steel and rooftop solar panels.
“In partnership with Malmö Stadsfastigheter, we have planned the new Heleneholmsbadet based on the Municipality’s requirements and preferences as well as on the experience that NCC has gained from previous similar projects. Because we have specialists in the field of swim centers, we have been able to propose the technical solutions that best address the challenges in both the construction and operational phases of the project,” says Niklas Sparw, Head of NCC Building Sweden.
NCC has built a large number of swim centers across Sweden and has a dedicated team of swim center experts. The nearby Burlövsbadet, Hylliebadet and Rosengårdsbadet swim centers were also built by NCC. The project is being implemented as a turnkey partnering contract. In the first phase, NCC and Malmö Stadsfastigheter have jointly planned and designed the project. The project is now transitioning to the construction phase.
Construction is scheduled to start in early 2026 and the new swim center is expected to be completed at the end of 2028. The order value is approximately SEK 475 million and will be registered in the NCC Building Sweden business area in the fourth quarter of 2025.
