NCC to construct 78 tenant-owner apartments and an office building in Umeå

NCC and Balticgruppen are now commencing the construction of an apartment block and an office building in the new Östra Station city district in Umeå. The assignment is a partnering project and the order value is approximately SEK 480 million.

Östra Station will become a sustainable and vibrant city district, with more residential units, offices, retail, service and meeting places. Since 2008, NCC has constructed approximately 700 residential units in the area as well as the Umeå East Station.

“In partnership with NCC, we have developed a shared objective and vision of what we want to achieve with the project. NCC also has solid knowledge of construction in Umeå and has experience in building wooden-frame office buildings, which will also be applied to the office building included in the first phase of Östra Station,” says David Carlsson, President and CEO, Balticgruppen.

Under the partnership, the parties are to construct an apartment block and an office building. Both buildings have been designed by the Wingårdh firm of architects and are certified according to Sweden Green Building Council, Silver level, which includes good acoustics and ventilation as well as good materials selection.

The apartment block will accommodate 78 tenant-owner apartments, will have nine stories and a food store on the ground floor. The office building comprises 13,000 square meters and 10 stories, of which eight are to be built using a wooden frame.

“We have an open and close dialogue with Balticgruppen and have begun to collaborate at an early stage in the process. This means that we can leverage shared experiences and strengths and ensure high quality as we realize the vision of Östra Station as a sustainable city district,” says Henrik Landelius, Head of NCC Building Sweden.

Preparatory groundwork commenced in December and construction of the apartment block is scheduled to start at the beginning of 2022. Occupancy of the apartment block is expected to commence in the second quarter of 2024.

The transaction of approximately SEK 480 million will be registered among orders during the fourth quarter of 2021 in the NCC Building Sweden business area.
