NCC to convert Spritfabriken in Eslöv, Sweden, into residential units and offices

In collaboration with Eslövs Bostads AB (Ebo), NCC is to construct residential units and offices in the former distillery (Sw: spritfabrik) in Eslöv, Sweden. The project will strive to reuse as much existing material as possible. In the first phase, the parties have jointly planned and budgeted the project and performed preliminary earthworks, demolition and an inventory of material for reuse. Now the project is transitioning to the construction phase. The order value is approximately SEK 320 million.

“Working in close collaboration with NCC, we will transform Eslöv’s former distillery into modern rental units and Ebo’s new offices. Reuse is the guiding principle and we want to preserve the feeling of the old industrial buildings, while meeting today’s digital expectations and building standards. The project includes many structural engineering challenges, such as keeping the façades intact,” says Ebo’s CEO Kristina Forslund.

NCC’s assignment is to create 55 modern apartments, a new head office and showroom for Ebo as well as an underground garage. In total, the project encompasses new construction and refurbishment of seven buildings. The feeling of industry and history will be retained and materials such as brick and wooden beams as well as stairs, windows and cast-iron columns will be reused wherever possible. A great deal of consideration will be given to the property’s historic value and to today’s building regulations for accessibility, energy and climate, daylight and acoustics.

The project is being implemented as a turnkey contract in partnering form, and in the first phase, NCC and Ebo have jointly planned, budgeted and prepared system documentation and have agreed on a target price. In parallel with this work, NCC has performed land and remediation work as well as demolition and recycling work on behalf of Ebo. Now the project is transitioning to the construction phase. The first occupancy is expected at the end of 2024.

The order value for the contract amounts to approximately SEK 320 million and will be registered among orders for the second quarter of 2023 in the NCC Building Sweden business area.
